Business relocation and relocation to the EU

When a family or a company considers relocating to the European Union, the conversation usually begins not with legal technicalities, but with one simple question: where can we move quickly, legally, and without unnecessary complications? Slovakia is one of the most logical answers.

The country has been a member of the European Union since 2004, meaning it has been a full participant in the common European space for more than twenty years, with all the guarantees, standards, and openness that this entails. For businesses, this is not merely an abstract “European registration,” but a set of very practical advantages: operating in a clear and predictable jurisdiction, opening accounts with European banks, and gaining access to SWIFT, PayPal, and other familiar tools that are essential for international transactions today.

Why are so many entrepreneurs considering relocation right now? It is not because moving abroad has become fashionable, but because of growing fatigue with instability. When the rules of the game change too often, when bank transfers are delayed or blocked, and when it becomes difficult to plan even the next quarter, businesses begin to look for a more reliable foundation.

It is important to understand that this is not about escaping. It is a rational decision to move operational activities to a country where laws function predictably rather than depending on changing circumstances.

From a taxation perspective, Slovakia currently applies the following system. The corporate income tax rate depends on the company’s taxable revenue: businesses with taxable revenue of up to €100,000 benefit from a reduced rate of 10%; revenue between €100,000 and €5 million is taxed at 21%; and revenue above €5 million is taxed at 24%.

Self-employed individuals with annual income of up to €100,000 retain a preferential tax rate of 15%. This means that small and medium-sized businesses, which represent the majority of companies considering relocation, fall into the most favourable tax category.

The standard VAT rate in Slovakia is currently 23%, in line with common European Union practice. It is important not to rely on outdated figures, as tax legislation changes and information that was accurate several years ago may no longer reflect the current rules.

For this reason, the tax burden for each specific company should be calculated individually and based on up-to-date legislation rather than copied from old sources.

Investing in real estate in Slovakia

Real estate investment remains one of the most straightforward ways to preserve capital and generate income in euros. However, today it is no longer enough simply to purchase an apartment and wait for its value to increase. A successful investment begins with choosing the right city, the right neighbourhood, a high-quality property, and understanding who the property can later be rented or sold to, and on what terms.

The Slovak real estate market is showing growth again. According to the National Bank of Slovakia, the average residential property price reached €3,005 per square metre in the first quarter of 2026, representing an annual increase of more than 11%.

At the same time, the market cannot be assessed using a single nationwide figure. Property prices in Bratislava, Košice, and smaller towns differ significantly, as does the potential rental yield.

The supply of newly built housing also remains limited. According to the Statistical Office of the Slovak Republic, approximately 14,300 apartments were completed in Slovakia in 2025, which was 19% fewer than in the previous year. This supports demand for high-quality properties, but it does not mean that every property will automatically become a profitable investment.

Mortgage interest rates no longer start at the previous level of 0.89%. The average rate for new housing loans is currently around 3.45%, which is why the financial model should be carefully calculated before signing the purchase agreement.
